Modular Kitchen Cost in India: Price by Material & Layout
Modular kitchen cost in India depends on the carcass, the shutter finish, the hardware and the layout. Bhumim publishes about Rs 1 to 2 lakh for a basic L-shaped kitchen and Rs 5 to 8 lakh or more at the top tier. Ask each quote to name the board, finish and hardware.
Below, three tables cover the tiers, the rate per sq ft and the layout ranges. A six-step worked example then turns them into your own estimate.
Modular Kitchen Cost: Price Per Sq Ft of What?
Two quotes for the same kitchen can differ by lakhs, and the first reason is the unit. Bhumim’s guide says sellers in India quote modular kitchens per running foot or per square foot.
A square foot can mean the floor of your kitchen, the face area of the cabinets, or the shutter area alone. A 10 by 10 ft room has 100 sq ft of floor, but the cabinets may cover far less or far more.
The same number looks cheap on one basis and costly on another, which is why per sq ft figures online differ by several times. This guide uses only ranges that Bhumim has published for a stated specification, and shows how to turn them into your own estimate.
The full tier table sits in Bhumim’s modular kitchen in India guide, and the wider range is on the modular kitchen design page. For design ideas, see the modular kitchen designs guide. This page covers price only.
Is the quote on your table per sq ft of floor, of cabinet face, or per running foot?
How Much Does a Modular Kitchen Cost in India? The Three Tiers
Bhumim groups modular kitchens into three tiers by what is inside the box, not by how it looks. The table shows the total for an L-shaped kitchen of about 10 ft.
Tier | Total (L-shaped, about 10 ft) | Carcass | Shutter finish | Hardware |
Basic | Rs 1 to 2 lakh | Particle board or MDF | Laminate | Generic |
Mid-range | Rs 2 to 4.5 lakh | 18 mm BWP plywood | Laminate or acrylic | Hafele |
Top tier | Rs 5 to 8 lakh and more | Not stated in the guide | Acrylic, PU or lacquer | Blum or Grass |
These ranges come from Bhumim’s 2026 guide. BWP means boiling water proof, a plywood grade made to resist moisture, and the carcass is the cabinet box behind the doors.
Treat the table as a modular kitchen price list for specifications, not for sizes. The gap from Rs 1 lakh to Rs 8 lakh looks wide because the specification is wide. Particle board with generic hardware and 18 mm BWP plywood with branded hardware are different products, even at the same size.
We think the mid tier suits most family kitchens, because it is the first tier that names a plywood carcass and a branded hinge. On the other hand, a rented home may need no more than the basic tier. Ask whether the total includes the countertop, installation and tax.
Which tier does your own quote actually describe?

Modular Kitchen Cost per Sq Ft by Material and Finish
Bhumim publishes a rate per sq ft for each shutter finish. The guide does not say which area the rate measures (a point worth getting in writing), so ask your seller before you multiply.
Shutter finish | Rate per sq ft | What to know |
Laminate on BWP plywood | Rs 1,200 to 2,500 | The budget finish; scratches less than acrylic |
Acrylic | Rs 2,000 to 3,500 | A glossy finish that marks more easily |
PU paint or lacquer | Rs 2,500 to 5,000 | A sprayed finish with the highest rate |
The same guide splits an approximate budget like this:
- Carcass and shutters take 40 to 50 percent of the budget.
- Hardware, meaning hinges, channels and baskets, takes 15 to 20 percent.
- The countertop takes 10 to 20 percent, and accessories take 10 to 25 percent.
- Installation and civil work add Rs 20,000 to Rs 50,000 on top.
Carcass and shutters together are the biggest slice, so a cheaper board or finish moves the total most. Does your quote show the modular kitchen price per square feet for the shutter, or for the whole kitchen?
Layout and Size: How Much the Shape Changes the Price
Layout decides how much cabinetry and countertop you buy. The table follows Bhumim’s designs guide, which prices a mid-range specification: laminate shutters, an HDHMR or BWP carcass, a granite countertop and standard hardware.
Layout | Typical range |
Straight, basic 8 ft | Rs 50,000 to 1.2 lakh |
L-shaped | Rs 1.2 to 2.5 lakh |
Parallel | Rs 1 to 2.2 lakh |
U-shaped | Rs 2.5 to 5 lakh |
A U-shape adds a third wall and usually two corner units. That pushes the cost up 20 to 30 percent over an L-shape of the same height and finish. Custom cabinet widths add 15 to 25 percent to the cabinetry, while standard module widths of 300, 450, 600 and 900 mm avoid that.
These layout ranges sit lower than the tier totals because they describe a simpler specification, with standard hardware and a granite top. Compare specification first and layout second.
Would a simpler layout give you the storage you need?
Hardware Tiers: Where the Hidden Cost Sits
Hardware is the part of the box you touch every day, and it is 15 to 20 percent of the budget in Bhumim’s breakdown. The tier table names it: generic, then Hafele, then Blum or Grass.
- Soft-close Hafele hinges cost Rs 300 to 600 per pair installed.
- Standard stainless steel bar handles cost Rs 80 to 200 each.
- Push-to-open systems add Rs 1,500 to 3,000 per door.
- A corner carousel unit adds Rs 20,000 to 45,000 on its own.
Those four figures come from Bhumim’s designs guide. They show why two kitchens of the same size can land Rs 1 to 2 lakh apart on hardware alone.
We think hinges and drawer channels deserve the budget, because you use them hundreds of times a month. Handles are mostly cosmetic. Can your seller name the exact hinge and channel model in writing?
Countertop, Installation, GST and Other Add-Ons
The tier totals do not always show everything. Check each of these lines in the quote.
- Indian granite counters add Rs 150 to 400 per sq ft, and Indian quartz adds Rs 800 to 2,000.
- Imported quartz adds Rs 2,000 to 4,000 per sq ft.
- Installation and civil work add Rs 20,000 to 50,000, as shown above.
- Ask whether appliances, the platform and wall tiles are inside the price, because some quotes leave them out.
- Keep a buffer of 5 to 8 percent for surprises, because older walls are rarely as flat as they look.
Tax is a separate question. The GST rate notification on the CBIC site lists heading 9403, other furniture, in the 18 percent schedule. Kitchen furniture generally falls there, so confirm the rate on your seller’s invoice.
If a quoted total excludes GST, multiply it by 1.18. Does the price include tax, installation and the countertop?
Modular Kitchen Cost Calculator: A 6-Step Estimate You Can Do Yourself
No online tool knows your walls. This worksheet gives you a range to test against a real quote.
- First, choose the tier by specification, meaning carcass, finish and hardware, from the first table.
- Then take that tier’s range for an L-shaped kitchen of about 10 ft.
- After that, adjust for layout by adding 20 to 30 percent for a U-shape and using a lower row for a straight run.
- Compare your cabinet run with 10 ft and scale the range in proportion as a rough guide, which is our own suggestion.
- Next, add upgrades such as a corner carousel, a high-end countertop or push-to-open doors.
- Finally, add installation, a 5 to 8 percent buffer and any GST that the quote leaves out.
Here is the worked example for a mid-tier L-shaped kitchen of about 10 ft, assuming the tier total excludes installation. Confirm that in your quote.
Line | Low (lakh) | High (lakh) |
Mid-tier total | 2.00 | 4.50 |
Installation and civil work | 0.20 | 0.50 |
Subtotal | 2.20 | 5.00 |
With a 5 to 8 percent buffer | 2.31 | 5.40 |
If GST is extra (multiply by 1.18) | 2.73 | 6.37 |
So the same kitchen sits between about Rs 2.3 lakh and Rs 5.4 lakh before any tax. That is an illustration built from Bhumim’s published ranges, not a quote, and a modular kitchen price estimate only becomes firm after a measured design.
Modular Kitchen Cost in Noida and Delhi: What Changes by City
Many people search for modular kitchen cost in Delhi and for costs in Noida. The tiers above are set by specification, not by city, and we have no city price list, so we will not invent one.
Bhumim serves Noida and Ghaziabad and says its Noida and Roorkee guide describes an itemised quotation after the 3D design is approved, with fixed prices. For a Delhi address, ask the team whether your site is inside its delivery area.
- Ask what the delivery charge covers, including the floor the kitchen must be carried to.
- Check whether your building limits work hours or lift use, because slower access adds labour days.
- Find out who removes the old kitchen and the debris, and whether that is priced.
- Confirm who does the civil, plumbing and electrical changes, because they sit outside the cabinet price.
Would the cheapest quote still be cheapest after these four lines are added?
Common Modular Kitchen Cost Mistakes to Avoid
- Comparing totals instead of specifications: two Rs 3 lakh quotes can hide different boards and hinges.
- Trusting a per sq ft rate without asking which area it measures.
- Forgetting installation, civil work, the countertop and tax, which can add Rs 20,000 to 50,000 or more.
- Paying more than 50 percent upfront, which Bhumim’s guide lists as a mistake because it weakens the seller’s reason to fix snags later.
- Skipping the 5 to 8 percent buffer and then cutting hardware when a surprise appears.
Most of these cost nothing to avoid on the day you sign. Which one could catch you?
Cost-Saving Moves and How to Compare Two Quotes
Several choices cut the bill without cutting quality, and most of them are decisions, not design ideas.
- If you search for a low cost modular kitchen price, check the specification first. Then choose the layout your space needs and no more, because each extra wall adds cabinetry and countertop.
- Use standard module widths, which avoid the 15 to 25 percent custom-size surcharge.
- Keep the sink and gas points where they are, because every rerouted pipe adds cost.
- Switching from acrylic to laminate can cut the shutter cost by 30 to 40 percent.
Then compare quotes line by line. Bhumim’s modular kitchen buying checklist asks for the board grade, hinge model and shutter material to be named in writing. A Houzz forum thread shows why: one quote of $46,000 left out the appliances and the window, and labour was priced separately.
- Get the carcass written as, for example, 18 mm BWP-grade plywood, and not just plywood.
- Get the hinge and drawer channel models written down.
- Ask whether installation, countertop, accessories and tax are inside the price.
- A reasonable payment schedule in Bhumim’s guide is 30 percent on signing, 40 percent on delivery and 30 percent on completion.

Frequently Asked Questions
Bhumim’s published tiers for an L-shaped kitchen of about 10 ft are Rs 1 to 2 lakh for basic, Rs 2 to 4.5 lakh for mid-range and Rs 5 to 8 lakh or more for the top tier. Add Rs 20,000 to 50,000 if installation is not included, keep a 5 to 8 percent buffer, and check whether GST is extra.
A 10 by 10 ft room has 100 sq ft of floor, but the price follows the cabinet run, not the floor. For an L-shaped run of about 10 ft, use the tier table. A U-shape costs 20 to 30 percent more than an L-shape of the same height and finish, so count the running feet on the quote.
Not for a modular kitchen. Bhumim’s designs guide puts a basic 8 ft straight kitchen at Rs 50,000 to 1.2 lakh, and a single corner carousel unit alone adds Rs 20,000 to 45,000. Rs 20,000 may buy a few cabinets or a carpenter-built kit, so ask what the quote actually includes.
Bhumim’s guide gives Rs 1,200 to 2,500 per sq ft for laminate on BWP plywood, Rs 2,000 to 3,500 for acrylic and Rs 2,500 to 5,000 for PU or lacquer. The guide does not say which area the rate measures, so ask whether it means shutter area, cabinet face area or running feet.
The difference is usually what sits inside. A Houzz forum thread shows one quote that left out the appliances and the window, with labour priced on its own. Compare the carcass grade, the hardware models, the shutter material and whether installation, countertop and tax are included before you compare the totals.
It can leave out installation, civil and plumbing changes, the countertop, accessories and tax. The Houzz thread above lists a quote that excluded appliances and a window, and another where installation was priced separately. Ask for an itemised quote so each line can be compared with another seller’s.
Part of the cost is the factory work: a kitchen is made of separate cabinets cut and finished to size, then fitted. The rest is specification. Board grade, shutter finish, hinges, channels and countertop all change the price, and a U-shape adds 20 to 30 percent over an L-shape. A bigger kitchen needs more modules, so it costs more.
Use the layout table. Bhumim’s designs guide puts a basic 8 ft straight kitchen at Rs 50,000 to 1.2 lakh and an L-shaped mid-range one at Rs 1.2 to 2.5 lakh. Add Rs 20,000 to 50,000 for installation if it is not included, and a 5 to 8 percent buffer. Tier, not size alone, sets the final number.
Kitchen furniture is generally classified under heading 9403, and the CBIC copy of Notification 9/2025 lists that heading, other furniture, in the 18 percent schedule. Confirm the rate and whether it is inside the quoted price on your seller’s invoice. If it is extra, multiply the total by 1.18.
The tiers in this guide are set by specification, not by city, and no city price list is published here. Bhumim serves Noida and Ghaziabad with itemised quotations after a 3D design. For Delhi, ask whether your site is in its delivery area, and compare delivery, lift access and civil work.
A calculator gives a range, not a price, because it cannot see your walls, pipes or building rules. The six-step worksheet in this guide gives a low and a high figure for a stated specification. A measured design and an itemised quote are what make the number firm.
Call or WhatsApp Bhumim at 08044630777, or fill in your details at bhumim.com/contact. Share your kitchen size and the tier you like, and the team shows the layout in a free 3D design, typically within 3 to 7 days. Then ask for the itemised quotation, with the carcass grade, hardware models and inclusions written in.
Key Takeaways
- Ask first what a per sq ft price measures: floor, cabinet face or running foot.
- Place your kitchen in a tier by specification: Rs 1 to 2 lakh, Rs 2 to 4.5 lakh, or Rs 5 to 8 lakh and more for about 10 ft.
- Carcass and shutters take 40 to 50 percent of the budget, so they move the total most.
- Add installation, a 5 to 8 percent buffer and GST, and ask which are already inside the quote.
- Compare quotes line by line, with the board, hinge and finish named in writing.
Conclusion
A modular kitchen price is only as clear as the unit and the specification behind it. Fix those two, run the six steps, and the quote on your table stops being a mystery and becomes a number you can test.
